About Our Monthly RV Site Reservations
As a reminder per our RV & Vehicle Policy:
All RVs which are not Motorhomes staying at our property MUST be towed in by the Reservation’s Primary Occupant(the Person whose name the Reservation is under); Meaning, in regards to both cases, the Primary Occupant MUST:
#1: Own their own Tow Vehicle (if they have a non-Motorhome RV), AND
#2: Know how to operate the said Tow Vehicle.
In other words: All RVs which are not Motorhomes staying at our property may NOT, under any circumstance; be towed in via a ‘commercialized’ third-party towing service. AND ipso facto, all RVs which are not Motorhomes MAY ONLY be Towed-In by a Tow Vehicle that is 100%(without any exceptions) owned-and-operated by the overnight Guest.
Monthly Reservations are capable of being Booked Online, Over-The-Phone, or in the Camp Store.
After being booked, all New MONTHLY/SZNL Reservations MUST complete their Pre-Screening via our Online Guest Portal from their own electronic device BEFORE trying to Check-In on their Arrival Date. For more information about our Pre-Screening, read our Pre-Screening Article.
Monthly Reservations may occupy their site 12-Months out of the year, given they are on a site which has Winter Water.
Monthlys on a Site Number that does not offer Winter Water may request to move to a Site Number that does offer Winter Water in order to stay through the Winter.
Additionally, a Monthly is the same thing as an ‘Annual’ or ‘Permanent’. Monthly may stay as long as they’re permitted on their campsite, & that they’re paying by the Month.
Monthly Reservations who are certain of their Departure Date should notify Park Management as soon as possible after booking, or when they know, so we can update that information into our System. It is also acceptable to depart when you wish if you are unsure of your exact Departure Date.
ESCS Early Departure/Full Final Month Safeguard Security Deposit(Mandatory)
We take an additional Security Deposit with all new Monthly Reservations.
The ESCS Early Departure/Full Final Month Safeguard Security Deposit(Mandatory) is the amount of the Monthly Rate for your campsite.
The ESCS Early Departure/Full Final Month Safeguard Security Deposit(Mandatory) may be used in two different scenarios:
Scenario #1: It will be used against the Guest if they opt to leave before a 1 full Month threshold. So say that you book as a Monthly checking in May 15th, but you leave before June 15th, then your Reservation will be re-classified from a MONTHLY/SZNL to a DAILY & WEEKLY. Meaning your Reservation will be adjusted & you will lose the Monthly Rate, in this scenario, the ESCS Early Departure/Full Final Month Safeguard Security Deposit(Mandatory) will be used to cover up-charges incurred by the Guest upon Reservation re-classification for not originally booking as a DAILY & WEEKLY.
Scenario #2: It will be used to cover for the Guest when they depart during their final Month. We find that on the last Month of a Guest’s stay, they will not pay the full Month charged to their account preemptively, anticipating that they’re not going to be staying the full Month. By taking the ESCS Early Departure/Full Final Month Safeguard Security Deposit(Mandatory), we are able to avoid scenarios where we need to track down a Guest for departing without paying their last Month’s Charge. This helps us avoid the necessity to level any of Theft Of Service lawsuits against a Guest while they’re driving 3 States away from Pennsylvania. Yes, we will track you, and we will find you. But this should avoid that.
Final Site Metered Electric Charge Security Deposit(Mandatory)
We take an additional Security Depsoit with all new Monthly Reservations.
Final Site Metered Electric Charge Security Deposit(Mandatory) is set by an Administrator inspired by an industry-standard typical high-end safe estimate of an average but totally-typical Monthly Site Metered Electric Charge.
The Final Site Metered Electric Charge Security Deposit(Mandatory) may be fully, partially, or not-at-all Refunded back to the Guest after their Reservation Departure, minus any potential unpaid Site Metered Electric Charges left on their Reservation.
Site Deck Removal Security Deposit(Mandatory w/ All Site Decks Only)
We may take an additional Security Deposit if you want a Permanent Foundation Deck on your Monthly site.
The Site Deck Removal Security Deposit(Mandatory w/ All Site Decks Only) is set by an Administrator and is inspired by local labor pricing.
If you initially book as a DAILY & WEEKLY & want to extend your Reservation into a Monthly, we will collect an ESCS Early Departure/Full Final Month Safeguard Security Deposit(Mandatory) & Final Site Metered Electric Charge Security Deposit(Mandatory) at that time. Also a Site Deck Removal Security Deposit(Mandatory w/ All Site Decks Only) if you want a Permanent Foundation Deck on your campsite.
We will also collect an Electric Meter Reading at that time, & begin from that point onwards, charging you for electric usage.

How Are Monthly Reservations Paid?
There is only 1 option to choose from when paying for your Monthly Reservation. Our Campground requires the enrollment into a ‘month-to-month’ payment plan.
Our ‘month-to-month’ payment plans are designed specifically for Reservations that are Monthly. Due to the inherently large upfront totals on these long Reservations, our ‘month-to-month’ payment plans are an excellent form of ‘financing’ for your Reservation Rate over the course of your stay. It also ensures that you are only paying for exactly what you end up staying for.
Ongoing Monthly Charges Payment Plan (A.K.A. the OMCPP for short):
Pay for your site’s Rate month-by-month while you're staying with us. We’ll charge you the Monthly Rate before each full month you stay with us on your ‘Anniversary of Arrival Date’ (the same day on each Month you first Checked-In on). Once you decide to leave, & depending on when you decide to leave, we will give you a Prorated Refund of your final Month’s Rate that you paid for if you did not end up staying for the full Month.
The Monthly Rate you received when you were first onboarded, is not the Monthly Rate you relieve indefinitely month-to-month while you’re in the Park. Each Month’s Monthly Rate is based off the Park’s set Monthly Rate at the time the Charge is posted; which is always 3 days before the Charge’s due date.
What About Electric Meter Readings & Charges?
MONTHLY/SZNL Reservations, you will receive a billed Site Metered Electric Charge to your Guest Portal payable by its Due Date. With this Charge you will get an Email Notification of the Charge being posted. WE DO NOT OFFER AN AUTOMATIC PAYMENT SERVICE FOR ELECTRIC METER READINGS. The best way for you to pay your Site Metered Electric is manually yourself on our Online Guest Portal once you receive the Charge Notification Email.
Your Anniversary Date Of Arrival is the specific day of the month (numerical) that you first had your Reservation arrive on. For example, a Reservation with an Arrival Date of May 15th, 2022, would have its Anniversary Date Of Arrival every month on the 15th. June 15th, July 15th, August 15th, etc… for an indefinite amount of time until their Reservation would depart.
The ‘cycles’ for billed Site Metered Electric are for the time periods between each Anniversary Date Of Arrival that you are checked into the Park.
A final Site Metered Electric Charge is also issued on your Departure Date for whatever time period surpassed from that Departure Date to your last Anniversary Date Of Arrival.
Late Payment Fees are charged to the Guest if Charges go Overdue for more than 2 days. Guests should update their On-File outdated or expired Credit Card information themselves by using the Online Guest Portal.
With all of this said, you will need to manually submit your Payment for your Site Metered Electric Charge yourself every month. Charge Notifications that the Charge has been posted to your Guest Portal are sent via Email once your Meter Reading is in. Payments can be made using the Online Guest Portal, or inside the Camp Store during business hours.
The Rate for Site Metered Electric is $0.1169(11.69¢)/ per kilowatt hour. Not having been increased at all from our provider billing.
Reminder that Seasonal Reservations are classified a type of Monthly Reservation & as such, they are billed Site Metered Electric.
We reserve the right to evict anyone; without a Refund.
It is the responsibility of the Guest to keep their site(s) neat, clean, & free of debris.
Outdoor mats, carpets, chairs, bicycles, and other items must be removed and stored out of the way to make way for mowing and weeding. Items stored under the units must be placed far enough not to impede mowing or weeding at the unit’s perimeter.
Spring clean-up is expected to be completed annually by June 1st. Areas around the bases of trees must be free of sod, mulch, leaves & stones to ensure the health of the trees.
Guests must keep all firewood hidden from view with no more than ¼ cords per site.
Privacy areas between sites must be kept in a natural state with absolutely no storage space used there of any kind.
A maximum of 6 lawn ornaments per site is permitted.
Guests must notify Management & get approval before building or erecting anything on their site.
Guests are not allowed to attend local area brick-and-mortar schools (K-12).
However, homeschooling, cyber schooling, or online college classes are permitted.
Guests are not allowed to have their mail forwarded to our PO Box or business address.
However, occasional package deliveries are permitted.
The maximum capacity allowed for Propane Tanks is 100 lbs.
Outdoor Storage Boxes are allowed, so long as their size does not exceed the dimensions of: 60 Inches Long x 32 Inches Wide x 32 Inches Height. (See Website For Picture Examples)
The only constructive material permitted for these Outdoor Storage Boxes is plastic, a colored decorative textured plastic is ideal, but Rubbermaid is also acceptable. Definitely, nothing else is permitted, especially any kind of metal.

1 Vehicle not the RV
1 Screen Tent/Screen Room/Easy-Up or Regular Tent

Which Sites Can I Take As A Monthly?
Any site colored BLUE or PINK on the Map below is available for Monthly booking if it's vacant.
Use the Map below the Map below to also consult for sites Winter Water, if you anticipate your Monthly stay will last into the date range of approx. November 8th to April 1st. You should only book only a site that is identified as having Winter Water if that is the case for you.
